    Hi All,

    Basically.. i need to buy ( owner occupier ) IN1 zoned commercial property in western sydney ( Emu plains ideal ) at least 1000sqm and under 2000sqm preferably vacant land or hardstand.

    I have cash / can sign immediately for the right property and have been looking for quite some time and have come to the realisation that these are extremely difficult to find, so my question is has anyone used a buyers agent to try and locate a property like this perhaps unlisted or is this always done through agents.

    Cant edit my post now but it could actually be around 800 or so minimum but i put 1000sqm because its dependant on the block layout if its viable.

    Thanks guys & also what is the fee setup for a buyers agent, i've never used one before.

    Also interested in one, need to buy a suite or shopfront in Sydney for self use but also would like a quality investment
