colorbond roofing

    Our strata has discovered some leaks in the "cement tiles" for our 10 apartment building.

    One of the proposals is to replace the entire roof with Colorbond.

    I know its a longshot........but has anyone on the forum done this before? any recommendations on contracts (Sydney), our strata manager has provided a quote but its a single quote which I think is lazy/irresponsible for a major dollar item.

    Would have thought it to be cheaper to reseal the existing roof than replace it ?
    (Sure colorbond will last longer, but for the price difference...)

    Yep, "LAZY":confused: (or just knows the owners will never spend it )

    Seems no one in strata ever wants to "do it right":rolleyes:
    Everyone just wants "the cheapest option":oops:
    Which is a shame, because things progressively deteriorate along with everyone's asset, to the point that no one cares :(

    Replacing the roof for the sake of a few leaks sounds a tad drastic.
    • How old is the roof?
    • Has the roof been having issues over an extended time?
    • What has been done in the past?
    • Are they the same leaks or new ones each time?
    • Is it budgeted or will you have to raise a special levy?

    I hate tiles, low security, break easy, messy incl crap blowing into the ceiling etc.

    I don't know a lot about roofing, looked at doing similar to you on a property, you'd think it would be simple to just throw the tiles, replace with steal utilising existing batons for fixing, apparently not...

    Sounds extreme to me. Tiles can crack.. just replace them and be done with it.
    I love colorbond roofing, but I wouldn't pay to replace just for the sake of a few leaks.
