Colorbond fence replacing timber pailing fence - estimates

    Hi folks,

    Wanted to get your idea how much is the cost to replace the timber pailing fence? Tenants in Western NSW are requesting/asking if this can be replaced in the future?

    They are very good tenants and have just renewed for another year of lease, They are taking care of the property very well.

    Not sure about Colorbond, but I have been quoted approx $72 per linear meter for hardwood with capping (Melbourne though)

    Thanks EN710. Does that include labor or not yet?

    So if the property is around 625 sqm but only the back and one of the sides has to be replaced, is it somehwere roughly around 12X50? So basically 62 * 72?

    Remember that the neighbours have to pay half of the cost.

    Yes, the agent said the same thing that the neighbour has to bear half of the cost for the one on the side..

    Hopefully it is only around 2k (or will it reach 5k???)

    I'm quite sure labour included, I ain't putting those things together myself :rolleyes:
    Which sides? the 50m side or the 12m side or both?

    And this, so approx. $36 persqm each .... if your neighbor happy to change the fence too

    For 26 metres around $2,000 - $2,600. If going colourbond ALL posts should be steel and not some wood. Also can plynth boards at bottom should also not be wood.

    If you intend to keep property for long time, colourbond is generally the way to go and should only cost a bit more than timber if you shop around.

    I had a quote a year ago that was about $80l/m for 1.8m high Colorbond fencing in Sydney. Quote assumed I removed the old fence myself.

    @abbyfresh yes it is long-term hold and tenants are a keeper. :)

    If we are to add a door on the side, does that add more?

    Wow that's expensive... I've asked a colleague here in the office and she said around 70.. And she lives in South Turramurra

    40m of 6' colorbond cost me about $3,500 that was in Perth about 3 years ago... that didn't include the removal of existing fencing. AND that was the cheapest price! :(

    What's wrong with the current fence? Have the posts rotted? or some of the palings just warped/broken/rotted?

    Your neighbour is only liable for costs of a "Sufficient fence", and if your timber fence is generally ok, then neighbour would be up for 1/2 the repair costs.

    Was only a very small job. Don't have the quote on me that's why I said "about $80" was in the 70-80 range, I probably should have clarified that.

    Hmm based on the agent's report and photos after the yearly inspection, he said there are already some signs of wear and tear... There is already some moulds as well.. Let me try to post here..

    Yup all good. I'm also trying to shop around and check some estimates. :)

    So many experienced investors in this forum. I'm pretty amazed! :)

    My mate got quoted $80/linear metre recently.
    Can do it cheaper if you're keen/able to do it yourself.. its not hard to do with a mate.

    It's not the prettiest fence, but if I was your neighbour, I'd be saying no to a replacement. Pressure clean, repair the split palings and oil it.

    Still, you never know if you don't ask! :)
