Colebee or Box Hi

    Hi fellow member.

    I would like to ask for your opinion on Colebee and Box Hill (NSW) with regards to future property growth and livability. We found a 304sqm land in Colebee for $456k against a land in Box Hill which is 330sqm in size for $450k. Thank you in advance.

    Don't know why Colbee is more expensive then Box Hill.

    I would personally pick Box Hill as its Closer to Rouse Hill Town Centre and the proposed Hospital.

    Colbee is also nice but it's sortve located near the older part of Dean Park.

    Yes it is, right at the back there's a nice golf course.

    Colebee is right across the Sydney Business Park where as Box Hill is a bit isolated by itself.

    At first glance, I'd back my horses on Box Hill - even though it still has farmland around it.
    Hills Shire Council, Rouse Hill Town Centre, NorthWest Metro (though still a drive away)

    However, seeing the way Marsden Park has changed in the last few years really has me in 2 minds.
    (Sydney Business Park, IKEA)
    Blacktown Council has really upped their game - University coming in Blacktown CBD, Sydney Business Park and just yesterday I heard that Mount Druitt is getting a $1.5bn revamp of their CBD.

    Owner occupier Box Hill
    Investor Rental Colebee
    They are very different markets and Box Hill is very much on the way up with Top Place building a $0.75 billion development On the corner of Terry Road and Mason Road. There is also a school being built opposite this development, one in Nelson Road, a $100 million indoor/outdoor sports facility in Nelson Rd to Hynds Rd.
    The rule of thumb is invest your money where others invest millions in improving infrastructure.

    Thank you for your thoughts @Car tart.
    We are aiming for Box Hill for the reason that we can get bigger land size there compared to what we can get in Colebee. Lands in Colebee are bit pricey.
    May I ask your opinion regarding land valuations in Box Hill specifically in Hills of Carmel. Do banks nowadays value the lands there lower than the contracted price? This is because as much as possible we want to avoid shortfall. Thanks in advance.

    Banks tend to value the land at exactly contract price.
