Closed Cockroaches in kitchen

    My tenants have notified the pm that there are roaches in the kitchen. Is this a LL or tenant responsibility as I didn't lease the place with roaches?

    A previous discussion on SS revealed a product called "Advion professional gel bait" to be efficient. I haven't tried it myself but have it on my watch list on eBay.

    We do a pest spray or gel treatment before a tenant goes in initially, or after a renovation, and write into the lease that they do one on their way out, and request a copy of the receipt. If they stay longer than a year, it is up to them to keep the house pest free or as a minimum to do the treatment so the incoming tenant has a pest-free house. This means we rarely have to undertake a treatment ourselves. Works well.

    Do you use the Advion professional gel bait, Wylie? And/or those bug "bombs"?

    We get our pestman to do the treatments. I am not sure what he uses but it works. He also knows I am not keen on poisons and I believe the gel isn't dangerous for us or pets.
