WA Cockburn Central West

Hi all
Does anyone know the Cockburn market well? More specifically does anyone know who are the target audience for apartments in this area and where they come from? eg FHB and/or upgraders from Atwell? Jandakot?? , Aubin Grove?? or mainly investors?

Theres alot of mixed use apartment blocks being built near the train station. eg SM Venture Capital are building 3 apartment buildings totalling more than 400 apartments. Theres also talk of a pub, hotel and other residential towers being constructed. I think the ARC football stadium is nearly complete and will be the new training HQ for the dockers.

 

When I was doing a fair bit of DD for Peregrine Estate in Piara Waters; a third of your workforce are construction, a third are govt sector and a third are retail bar a few stragglers here and there.

 

My guess is that the targets will be young professionals getting on the property ladder (easy commute to the city), FHB kids/couples wanting to live near family in the Spearwood/South Freo area (typically older Italian, Portuguese and Eastern European families) but investors will be the bulk of the market.

People in Perth haven't really bought into high-density living. The mentality is that apartments are OK to live in if you're renting, but the majority seeking a PPOR are still looking for a house..
