    Not sure who saw Domain's weekend article on the coastal shift, yours truly gets a mention on the property cycle, Dr Powell from domain research says its not "just Sydney buyers pushing up prices, but also people moving from Canberra and Melbourne." and demographer Mark McCrindle says "He expected the shift to coastal areas to continue to increase, particularly as a growing number of baby boomers are in the midst of reaching retirement and seeking a sea change. " Buyers ditching Sydney, creating coastal boom towns

    I personally know several examples of late 30's / early 40's with / without kids escaping Sydney's Inner West & East buying in the Shoalhaven who work in-

    IT, Sales, Advertising, Chef, Builder, Medical, Government or have bought a local business.

    The former tend to work from home / head to Sydney for meetings.

    Some are new to the area, others are returning after spreading their wings elsewhere

    If I left/was in a position to leave Sydney, I'd move to the coast.....in Bali.

    Its all just part of the cycle and ripple effect. Same old, same old, reliable market movements over time. get in sync with it and you simply cannot miss.

    Are you seeing gentrification around Nowra @BuyersAgent? or is it still pretty rough?

    I know a few people that grew up on the south coast who say it's a beautiful place for a holiday but hard to find good work if you aren't specialised.

    On the flip side I hear there's a few world class waves with bugger all in the way of crowds;);)

    Nowra is full of contradictions, heaps of money and some really rough patches still. Plenty of Navy money and lifestyle properties going for big sums. Just did one in Nowra Hill at $1.2m. The housing commish streets are still rough and will be for a long time (until sold off) but can be avoided if you know where.

    More young families and retiries moving in for affordability from Sydney and other cities. The Berry Bypass (just finished) plus Berry to Bomaderry (just starting) section plus Albion Park Bypass (coming soon) will make a big difference to Nowra's percieved proximity to Wgong and Sydney so my 5 yr outlook is bullish. This yr will plateau given tough finance conditions and recent growth and the media punishing sentiment.

    BTW There are no world class waves here and the water is very crowded. I did not surf 4ft offshore rights in my lunch break today with 1 other bloke, 30 dolphins and an eagle. Nothing to see here, moving along.

    Haha yes the water is cooling down a little now, still not too bad! The one I have been wearing is a 4/3 but its over 3 yrs old and full of holes so performs worse than most 3/2's

    You only need to look at Victoria's Mornington Peninsula and Bellarine Peninsula to see the impact the coastal shift has had on property prices. In the 2018 financial year the Mornington Peninsula was the second top property price growth area in all of Australia. This was just behind Hobart.

    I was down in Narrawallee earlier in the year. There was a decent swell - probably around 5-6 foot and there were a grand total of 3 guys out the back having the time of their lives.

    Couldn't imagine that up in SE QLD!

    Sorry but this morning before work I had a 4ft reef break in stiff offshores with 1 other guy. Man it was a hoot. One day you and I will go surfing together!

    I've surfed 1/2 foot slop with 30 others in Noosa....a few times :-(

    I don't know if I'm brave enough to venture into those chilly south coast waters!

    No need to go to SE QLD for warmer waters.
    I surf at Angourie regularly with water temp. around 23 degrees, so no need for wetsuits.
    Most people on the break are very competent and there aren't too many wave hogs. Normally a dozen or so in the water. Loads of fun!

    I can remember as a kid reading the heavy stories in the surf mags about Nat Young sending tourists in from there. Its on the list but I'm yet to surf it.
