I was wondering whether we had cleaning clauses in our leases and if so what they precisely stipulate in that clause? Could I kindly ask if someone was willing to share it with the group? It isn't needed, that's the whole point of an entry and exit condition report. If property isn't returned in the same way as it was given to them, then it can be rectified at their cost. Or if too unclean at routine inspection, then discuss it with them and guide them in the right direction.
Further to what D.T. said, unlearned people insert [unknowingly] unlawful clauses in their leases and wind up in trouble for it, such as trying to mandate the tenant must use a "professional" <whatever> etc.
@sparklestorm what leases are you using, standard REIV or something else? Cleaning clauses aren't enforceable as a standard rule of thumb, however you can insert about the property being reasonably clean as that's covered in the legislation.

It's worth mentioning that lease terms that contract outside the act can invalidate the entire agreement- tread carefully.
