    Looks like the design has changed a bit since I last saw it ages ago. I don't know the Paramatta area at all so I don't know what similarly spec houses sell for but I feel that there is some no-nos in the houses for a $1.2m end value

    To me there seems to be a strange mix of cheap vs really nice items. I think some of the cheaper spec ideas will let down the really nice ones.

    For example you have a beautiful large WIR in the master bedroom but then in the ensuite you seem to have a 900 x 900mm shower and that is very low spec. Is it too late to extend the ensuite shower full length along that wall? A nice 1620mm x 900mm shower is much nicer.

    Downstairs I think an open toilet in the laundry is another problem. Again beautiful kitchen with lovely walk in pantry then you go to the laundry and it's got an open toilet. Many laundries do have a toilet and I have combined them in smaller developments but the toilet is always separated.

    Is there a linen cupboard in the house? I would expect one in a 4 bedroom house.

    hehe yeah its kinda accepted tbh. I have seen some duplexes with the ensuite showers a little larger and also the standard size and in terms of sale price it doesn't seem to affect it.

    here are two more with standard sizes I think and are in the vicinity of my development.

    There actually is a linen space but its not showing on the plans for some reason.. its against bedroom 3 wall.

    I actually prefer (and agents told me buyers don't have a preference at the time) the toilet in laundry as the toilet by its self always feels to me like a small prison. But it may be a mistake I don't know to be honest. I guess well see on valuation/sale time.

    Edit: I have enquired about separate of toilet to see if its possible Myf.

    of course! btw if you can think of any ideas how to separate the toilet from laundry at this point on a sketch id love to see and ask my builder if its possible now.

    Two options I thought were to separate them lengthwise or width wise in half but not sure how terrible those ideas are haha

    Also all the drainage on the ground floor is in place, so it’s not possible at this stage to move the toilet or laundry tub.

    If all the plumbing is in then there is not much you can do. I would consider a cavity slider for that laundry so the door doesn't open onto the toilet like that.

    You wouldn't see much dirt either would you?? You'd be used to playing in nice clean sand pits :D
    They obviously save on concrete, which can save big $$. I recall from my tafe days negative is if someone uses a bottle jack in the garage to raise a car and goes straight through! Otherwise they make sense people and furniture don't weigh much! Clay /reactive should overeast could be an issue for cracking but very unlikely....and with the left over foam it just gets used for walls!! ;)

    With the ldy toilet issue. Could possibly add a wall to seperate toilet, use current door to toilet. then add slider on the kitchen side to the laundry, might be tight though with fridge

    I have attached some photos showing the house slab ready to be poured (with all of the drainage in place) & the holes for the OSD Tanks.

    I tried to get a waffle slab for my PPOR as it's clay soil but the standard waffle isn't strong enough for double brick - could only take reverse brick veneer or brick veneer or framed construction.

    I like the idea of waffle slabs, makes a lot of sense to me and helps insulate the pad and good for reactive soils.

    I was prepared to go reverse brick but DH wanted to be extra Perthie and go double. Double brick in Perth is a long standing tradition helped by some very very clever marketing back in the 70s.

    Yeah you'd have to do small waffle pod bits to increase the number of footings to handle the weight then it would be counter productive to it's ability to move with the reactive soil.
    Almost doable if you go single storey and framed internal walls. Definitely not doable if you wanted to go double brick and 2 storey with suspended concrete slab and double brick upstairs.

    @bob shovel is the vibrator used to remove the air trapped in the concrete?
