    So I'm eagerly waiting for Operative DA in the mail...finally I get a letter today from the council! I rip it open with my eyes just looking for the words "operative DA complete".......but instead I see that council are giving me an informal warning to tidy up the front lawn (been empty for 5 months) or else a fine may be coming! :(:mad:

    the saga continues.......

    Operative DA approved mate. CC almost done. Plan to build asap. what held it up was an easement from council. Had to go to battle with them but all sorted ;)

    Thanks for the update!

    What's the min street frontage for duplex in Parramatta?
    I'm trying to see if I can squeeze 3 duplex sites over 2 lot of 1000sqm land.

    You mean a triplex, or 3 duplexes (6 dwellings)?

    And plan to build ASAP may not work at this time of the year..

    Industry goes on break from mid December for 6-8 weeks !

    I guess you would know that!:)

    Unfortunately yes. there will be a delay due to xmas but I wanted to get started as soon as possible...

    I tell you..xmas always screws me..haha if its not this then its another property deal. Or its council delay over xmas! arghh! Nature of the beast I guess. But I am glad we are starting! Will be glad to see that old house gone.

    Finally after all that easement drama.....glad vladmir sorted it out in efficient manner.


    I still think,it is worth while pouring a slab/ or excavating site after Xmas holidays.. Saves you cost of mortgage payment (8-10 weeks) of abt 20% build cost.

    Thanks mate ill look into it. That might actually be the schedule, after xmas, and just the demo now.

    The engineer was great, but I can tell you it took a lot of micromanaging the council and LPI to get it together. At one point I was so fed up because council couldn't make a decision and they were throwing it back to RMS and vice versa that I basically told council if I don't get some answer by end of the week well have to mediate this in court. Few days later 'suddenly' all was good and easement draft plan was approved via email.

    It's an R2 zoned site so I don't think you can do a triplex, am I correct?
    I was just tossing the idea of building 3 x duplexes (6 dwellings) on two adjoining lot of houses on 1000sqm land each. But the street frontage is just shy of 45m. It's 42.5m. There is no way you can do 3 x duplexes (6 dwellings)?

    Yes I don't think you can. Have you spoken to a Town Planner to give you site options?

    I'll pm you mate. Have you spoken to council and their TP ? They usually can give you a good indication too.

    Ok, thanks. Yeah I will give council a call and ask them too. So council has their own TP? Separate from a private one? Which one is better?? Why would you choose theirs over a private one??

    @t3t5ujin Hey mate,

    Council TP are there to answer questions. If you engage your own town planner then they work with you. That's been my experience. But definetly do talk to council TP first.

    Congrats Leo on finally getting a start in Nov. Im in parra lga as well and looking to do the same thing.

    Would like to ask 2 things. Was your onsite stormwater detention done as pits or under your driveway? Did you contract a builder after you had your plans done or did you owner build?

    The SW had to be done as pits in the back as the land has a slope and council wouldn't allow a pump system. With regards to plans, I had them drawn up in consultation with some input from builders to make the design more cost effective. Once the DA was complete I tendered it out for quotes.
