    Congrats! As I live near the area, I'm really excited to hear your progress!
    How long do you think it would take to get all the council permit etc to go through before starting the construction? Also how long do duplex construction normally take?
    Did you get an architect to design it?? It looks pretty nice :)

    It shouldn't be long to go before we get issued Operative DA! (though who knows councils are very unpredictable). Build time should be give or take around 26 weeks although building over the new year is not ideal. We're just very happy that sale figures continue to be strong and growing in some cases which is a nice bonus. We used a Building Designer for the drawings and worked with our interior designer for finishes, colours etc .

    What is Operative DA? Is that approval to start building?

    Also is the duplex going to be strata titled or torrens title? I'm looking at a friends parents property in Oatlands and it seems to allow duplex but wasn't sure if you can subdivide after building a duplex. The valuation is lower for a strata titled duplex than torrens titled duplex right??

    Operative DA means any conditions of the DA have been met and you can start on your CC approvals before construction. Yes, its going to be Torrens titled. Yes that's my understanding too re valuation as you own both the house and the land on which it is built. Your also free to make changes to the property and no by laws on pets, music etc.

    When I started the DD on this I was doing casually 2-3 days a week of employment and as of beginning of this year I'm down to around 1 shift a week of employment, and the rest is all property and mentoring related. With regards to developing I still got heaps to learn but I've realized that with developing the new comfort zone has gotta be outside any comfort zone .

    HI @Tracey Seghabi, the easement has finally been registered and we are awaiting operative DA shortly I hope! Pain in the bloody ass easements! grrrrr....

    I feel your pain, we have the same issue at a site we are developing, we have to register a retaining wall on our title :( ..... @Leo2413

    LPI are so pedantic with the paperwork its insane! Well hopefully the other conditions will be a quick fix. What council is it for?

    Did you go with the council for the CC?

    I would have thought the council issues the DA with conditions but then it is the private certifier (if you choose to go down that route) that ensures the conditions are met before they give you the CC. Unless if I am missing something or Parramatta is different to Baulkham Hills which is where I am running another project in.

    Council will have conditions that need to be met by the private certifier for the CC, yes. But before that stage council can also have conditions on granting the full DA its self. One of these common conditions is the granting and registering of any easements. Without that being done first....cc is only a dream hehe

    Right makes sense. I would imagine these would be very special conditions, such as easement, that council themselves wants to regulate rather than allowing the private certifier to touch it. Otherwise private certifiers normally wont touch anything until the council conditions have been met.

    Lucky for me I was kinda stupid at the time when I bought the site that needed an easement because if I knew it would take so long I may not have bought it.... and that would of been a massive mistake. :D
