    Hi leo, great to see it almost almost finished.
    There's probably things I would do differently to my taste and things that probably have you scratching you head too (like how the tiler did the niche tiling) but they are all things which you don't know you need to know or specify.
    It was a good project before the growth and now is an excellent project so well done.

    Thanks Westy, yup a few things I would have changed along the way but sometimes things happen that you don't even know are happening that way until its done. All in all I can't complain really it's worked out. I have made a list of things to watch out for too.

    @Westminster please tell me what things you may have done differently, I'm always looking to improve and grow.

    Always nice to develop in a growing market - interested to see the final valuations.

    Ok from what I can gleam from photos - and these are very pedantic items :p
    - better tile placement for the shower niches, this means cutting more tiles but would look better if it was centred rather than one whole tile and then 3 cut tiles. I would cut 4 tiles.
    - powder coat the aluminium trim on the front stone tile thingy. I'd powdercoat it a brown/earth tone to blend in with the rock. Or use a special trim piece that allows both tiles to butt up against it - see this picture

    - recessed downlights for rear alfresco and/or fan. That light is pretty ugly.
    - smaller handles on bathroom cabinetry
    - love the kitchen and it's colours. Maybe I would have made the island bench a little deeper so that people could sit at it more easily.

    All in all though, I find that if you can get it to 90% good then 99% of the population won't notice the picky things I do. But they are things which I have picked up which I never knew could be fixed (ie tiling thingy) and I have found along the way.

    @Westminster I appreciate your feedback. Its the small things that are so hard sometimes to get 'perfect', as there are so many bloody dam things to be aware of lol And that alfresco light is a shocker! I didn't even pick it :oops:

    One little thing is the architrave around the bathroom windows. I like them left off and tile to the edge of the window. Minor detail

    You've done a great job and keeping up to date here is a task in itself. And Love the stairs and glass!

    Bonus points for completing it at the peak of the market:D

    @wonbat777 I think where the niche has the same tiles as the wall then you'd do it likes yours where the grout lines up.
    And probably that was the reasoning behind the way @Leo2413's was done but because the tiles are different and the main tile is white where you can hardly see the groutlines I think it would have looked better centred.
    If the tiler had of centred I may have gone 'ewwww why did you do that!!' so don't worry too much about what I say. I was just spouting random gut feels

    Great to see it almost finished @Leo2413. I know the hard work and time you've put into this project. As well as all the long hours while you were overseas (multiple times) during the build. End result is a great duplex suited to the demographic and done with within budget. Solid equity made. Margin exceeding projected % and valuation looking to be on the money based on comparables.

    Thanks for your kind words. I was more than happy to be involved with this great project and contribute as much as I could. It was a fun journey overall and look forward to your next development.
