Christmas time isn't great for finding tenants!

    Yes, I'm relying on their good graces but I also did the ground work with the V's agent...we are now BFFs.

    I copped the x2 vacancies in late November/December too.
    Both are apartments and within 7km of CBD though.

    1BR leased after first open with 4 applications
    2BR leased after 3 weeks with $50 p/wk price drop (got desperate)

    Just lined up a tenant for one of our Western Sydney ones. 6 month lease, but should be a good tenant. :cool: The 6 month lease also gets me out of trying to lease it in December again next year :)

    Hate looking for tenants or doing anything property related in December. Too many businesses/people close up, have delays and winding down for Christmas.

    Looking for tenants now for a Croydon unit.Would not be surprised if I do not get one until mid January.

    It's now advertised and open inspection next Tuesday. Wish me all the goodies in the world!

    Some places this period can be good, right at Christmas would not be ideal to start.

    Just got off the phone with one of my agents for one of mine down in Nowra NSW. Tenants vacating in two weeks, an open inspection held last Wednesday. Fantastic result for something that was not even advertised on the open market. 15 parties attended, 14 applications made and several great tenants to choice from.

    I am asking for a 14 month lease though.

    If they have a good rental history and go on Centrepay it can be Ok, but not ideal.

    We found a tenant this weekend - first open house. Six groups through. I was thinking we might have an empty house for Christmas. I once had a call on Christmas Day and let it to the caller. We try to avoid this time of year but sometimes it just happens.
