Hi guys, Been a long time reader on this forum and have learnt quite a lot about property investment on this forum. I live in Melbourne and have been searching for my first IP. Initially I was looking at Melton and surrounding area but decided not to go ahead. I am now looking at properties in Adelaide. I lived in Adelaide for a few years so I am still quite familiar with the city. Ideally I would like a house with land, with development potential for long term hold. My budget is 380k. Christies beach has come into my attention and I did a little bit of research on it. While reading the council's development plan I found it quite confusing. I was wondering if the Adelaide gurus can help me answer a few questions regarding zoning and subdivisions. -I found a term called 'target infill precinct', does that mean house in this area can be subdivided? -There is another place which is in the 'medium density' zone, what is this mean and can it be subdivided as well? I have read on the forum that the council is welcoming subdivisions, however I read on their amendments on the development plan, it seems the council has shrink ed the 'medium density' zone a bit, I wonder how often the council change zoning? link below: City of Onkaparinga :: General Residential and Miscellaneous Development Plan Amendment Lastly, I am still considering whether I should use a BA (still working on the total costing), but if I found a place that I am interested in, can I get a BA to evaluate, gathering all the info and check out the place for me? Hi Kone Adelaide in general is shifting towards more favourable developments I would consider each property individually because even within a zone each property may have specific attributes that prevent or enable a development to occur. @Tony Fleming may be able to help with some buyer agent Enquiries, if that’s out of Tony’s area, Peter Koulizos is a brilliant Adelaide buyers agent
Hi Kone Can help you navigate some of the development policies in the area. Instead of using a BA, since you seem like you can source properties yourself, it could potentially be better just to have someone go have a look at the property you've chosen and report back.
Hi @Kone , We purchased in 2016 with a similar brief to yourself (house+land with development potential) but in the neighboring suburb of Morphett Vale. We used Paul Siwek as our buyers agent and were very happy. There are also a number of other BA's on this forum that are familiar with this area. We have @D.T. managing our property and can highly recommend him, especially as an interstate investor, he managed all our initial reno's with ease.
Pauls a good bloke,knows the area well.The "target infill"has much more genourous concessions than the medium density zone, which compared to most councils, still stacks up very well.You really will not loose with Christies.
+1 for DaveM and DT.....It has been one and half years since I bought property through Dave.....can highly recommend him......DT is managing it.....never ever had any issues.....I bought in Salisbury council though...........not sure if Dave cater to your area....
Hi @Kone, We are very happy with @D.T., while he is not a buyers agent, he is an amazing property manager who will check out any potential properties you are interested in and give you feedback from not only a tenants perspective but also an investors perspective. He is an investor himself who has completed his own development in Smithfield from memory. A quick search of property chat will find it. Anyway, we highly recommend him!

Thanks for the recommendation @jim1964 , it looks like the council has just recently changed some rules in target infill area, ie requires larger set back, change building height from 3 to 2 storey. I just hope they don't change the rules often!
@Kone we bought a 3bed house 750sqm in medium density zone 40, 22m frontage. Did basic cosmetic reno (paint, repairs, wardrobes etc) @D.T. found us a good tenant, 5.5% yield. Very happy so far. Not planning development in the short term, we will hold for a while before be embark on the big endeavour.
