SA Christies beach Vs ingle farm/para hills

    Calling adelaide peeps for your perceptions and inputs. Beach vs burbs.

    Ingle farm/ para hills is close to CBD, has a higher household income. 929-1036/week,
    Christies beach, has the beach lifestyle, household incomes 821/week
    Both areas have subdivision potential, not that it's worth doing at this stage as I can't see any profit in it. Later perhaps.
    Similar buy in prices, rents not sure which achieves better, thinking similar. The closer to the beach you go the higher you will pay.
    Not sure which has better tenants.

    I know you don't have a crystal ball, but you do have inside knowledge and feel for the areas.
    Which is best?

    Both have very similar fundamentals, demographic and growth factors. I wouldn't say there's any stand out between them as to which to choose - so why not both? :)

    Ingle Farm has had a substantial growth spurt already... I recall looking there 2 years ago where corner subbie blocks with a 3br were going around the 240-260k mark. Now its 300-330k mark.

    Research into where the suburb is in its growth cycle is important, as Adelaide suburbs all move at very different rates.

    Christies beach has had better growth over all. Ingle farm is hot currently, and the quarter results are showing movement, but results are old since collected so don't know. Agents adviced hot.
    Para hills slightly less growth overall but close behind.
    And don't know if their going through a growth cycle or already have.

    I'd pick Pooraka over Para Hills despite Pooraka having slightly higher buy-in prices.

    Even if he hadn't, there's methods here of getting potential properties looked at.

    Both are reasonable growth areas and similar in terms of demographics, owner occupiers ratios etc... (For now)

    Geographically there is less land in the south so very long term the south areas will have some advantage. Still heaps of undeveloped land both ways in the interim however.

    Christies beach has a different feel, it's a beach side suburb and if I was choosing between 2 similar properties, one north next to massive possible land release and one south with sea views for the same price, I would choose the southern one personally.

    SA legislation has recently put a boundary around the metro area so I doubt land releases are an issue for either location.

    Ingle Farm is only 13km out from Adelaide so that wouldn't be a factor even if the above hadn't happened. It also has significantly better owner occupied ratio and better demographics as the charts in the official forum guides showed.

    Christies Beach has a slightly better yield and has the gentrification factor. I think the choice between then comes down to strategy and timeframe.

    How would you all rate the people/tenants that live in these areas?

    Say 0 being the worst possible scum bags that that don't own shoes, can't string a sentence together without using the F word, and steal your kitchen sinks.
    To 10, people that exfoliate and moisturise, and would lend your neighbours a cup of sugar if needed.

    Have tenants in both places and they're really good. Always friendly, facilitate work being done, pay on time, tidy inspections etc.

    Sometimes its about setting expectations right from the start and maintaining decent relationships with people.
