Choose Agent / When to Sell (Apartment Sydney)

    Looking for views of more experienced people in the market

    Just exchanged contracts for new ppor. Trying to do a four week settlement (early dec), though have six weeks in contract. Have current ppor, apartment in inner city area. Don't need bridging finance but would like to sell in same market as worried about economic environment/covid. However don't think can sell prior to moving out - too much crap.


    Agents
    Do we go for a big name (McG,RH,RichWren) ~1.87% incl gst, or a boutique 1.65% inc gst?
    Given apartment is in an inner city area do we go for an asian agent as buyers may also be of that ethnicity?
    Is ratemyagent.com.au advertising or genuine?
    Anything else?


    Renovation
    Apartment is in not bad shape
    - carpet is a bit worn and has marks > replace as suggested by agent?
    - painting - some places could use a touch up, agent didn't really mention repainting?
    - styling -do it?


    Timing
    Sell asap? Try and occupy pre-settlement - would need to move next week somehow to have 5 weeks to Xmas weekend. Doesn't seem realistic
    Start mid Jan was advice of last agent spoke to if not selling this year?

    Timing is poor if the agent is suggesting an auction (even with a shortened 3 week marketing programme).

    The price difference between agents is a mere $220/$100k so look at the soft skills of the agents rather than the cost ie it makes little difference on the commission side of things.

    Thanks, agents are generally suggesting auction next year.

    Some say offmarket for 2 weeks to xmas and auction next year if it doesnt work, one said to put it on the market "for sale" this year

    Good point on commission

    Agree with @Scott No Mates in that the minimal difference in commission rate here shouldn't be the overriding factor in your final decision. Interview your preferred agents, select the one you feel will do the best job and then attempt to negotiate their commission.

    Re: ratemyagent.com.au site. I think it's important to note that this can be flawed and certainly shouldn't be the only means by which you make a decision on who to use. Also look for google reviews, recent vendor references from the agency, price results as well as the level of professionalism and experience.     Thanks, was a bit suspicious.

    The other question I have now is strategy in terms of campaign. Theres 2 weekends left this year - one agent says just list it "for sale", others are saying do offmarket and then list mid Jan. Is it a waste of marketing fees to start with only 2 weekends of potential opens before xmas?
