    Agree, the upper Mt Gravatt house is ugly. I’m a fan of new builds in existing suburbs though.

    I don't know Brisbane particularly well, but to employ a strategy like this which looks like it would stack up, how far afield than suburbs like Chermside , Kedron, etc would you think to look for something like this where OO purchasers paying top dollar for brand new build ?

    Yeah I know of a 3/1/1 in Wavell standard smallish post war. He raised, extended and decked out. Turned it into a 5/3/2. Sold it for low 800s a few years ago. Very easy homes to work with and being timber, they have that class. I was commenting on another thread on a new house that looked like some kind of abstract jumble of blocks. Just flat at the front. No real aesthetics. Curious, yes, contemporary, probably, but that is going to look shocking in even 8 or so years I reckon.
    Meanwhile see people building brand new Hamptons or Queenslander style homes - sticking with what works (gables, detail, traditional lines). Those are the smart ones imho.

    Edit: Just realised same thread, so yes the house I am referring to is the Mt Gravatt one.

    Need to look at neighboring suburbs for comparable sales with the development you have in mind. As long as there are some comparable sales with end sale values that meets the returns your initial feaso would need to stack up. Then you know you have something interesting .

    I keep coming back to Chermside as the area to look at old house , renovate or rebuild to the new shiny house to sell to the owner occupiers prepared to pay . do you know Chermside in terms of areas to avoid or which parts are better ?

    Hi @Matt Edghill

    I'm not familiar enough with the ins and outs of the suburb. When I target an area to become an 'expert' in this is what works for me:

    1. Print a largish map of the suburb and stick on cardboard.
    2. Call Reas in the suburb, intro myself, intentions etc and pick their brains. Many are happy to talk . Make notes of good areas, reno areas , premium streets etc
    3. Thorough research on domain and RE.com.au
    4. Search the forum for all related info on the suburb
    4. Search google on all related info .

    Mark all important information, sales results, infrastructure, view streets, non view, bad streets etc etc on your map.

    You will become an expert in no time and be able to spot value/deals faster than most .

    I'm old school mate. I'm sure others just keep everything on some spreadsheet. I like to see it in my office, get a real feel for it every time I look at it and add info on it.

    Very similar to complex built a few years ago on Trouts Rd. Lots of townhouses crammed in, with no unique/distinguishing features. Many cars needing to park in surrounding streets, as many are rented in share house situations. Would also look at BC with so many in complex.

    What do you guys think about a small unit in the Strathpine area if budget was very small (sub 240k), and yeild required is high (6%), considering the oversupply of units around the north of Brisbane? Good yeild so easy to hold, but could the value go backwards in the next 5 or so years? Does have proximity to new uni which might help. I am happy to wait for growth if prices stagnate, but not too interested if prices will drop. Keen to hear any thoughts on the outlook for units north of Brisbane.
