NSW Check list of thingsto do before moving out of PPOR to rent it out

    We are moving out of our PPOR in about one month time to rent it out. Off the top of my head we need to:
    1. Get a valuation done on the property
    2. Find an agent to rent it out. Does anyone know a reasonably good agent in Cherrybrook?
    3. Ask PropertyChat what else to do

    1.Ask about the rental market
    2.What is in demand?
    3Does my house fit into that bracket?
    4What is the demographic for this group?

    Make sure maintenance is up to date and everything is in good condition.
    Far easier to fix things while you are living there.

    Make sure it's water efficient so you can pass on water useage costs to the tenant.
    If you have a swimming pool - compliance certificate.

    I deal with quite a few owners who end up moving and renting out their PPORs.

    I would get professional photography done while its presented well with you own furniture (before packing boxes take over). I advocate strongly for professional photography in rental marketing.

    Other minor things include organising a good cleaner so rental starts off in the right condition & turning off ebilling and direct debits on your rates (esp Sydney Water as they're a pain).

    1. Organise for your gutters to be cleaned.
    2. Fix / repair all those minor things and quirks you have grown to ignore over the years. For example, a loose cupboard handle, or a sticky lock. These will be the first things tenants complain about.
    3. Find all our manuals for your oven, stove, and heating/cooling systems.

    Redirect your mails. Its a headache if you get a rates notice after due date.
    Change your address for all bills.
    Fix minor things that you lived with, but needs fixing. Tenants wont be as forgiving

    - collect these all together in a ring binder to give to the tenants. Also keep scanned copies for yourself. Having this prevented a couple of service calls over the years. Also keep the serial numbers.

    Take photos yourself of all the details of the property. For example the trays inside the oven - I had $300 worth of oven trays go missing that belonged to the oven and didn't notice until I went to use the oven myself after moving back in!

    Replace batteries in everything that has a battery - e.g. doorbell, alarm system, garage door remotes, ceiling fan remotes

    The remotes should be replaced with universals. Assume tenants will break it or lose it. Their bond will cover it BUT.....Its the hassle.

    $300 oven trays - Were these Royal Doulton ovenware ? The tight arse accountant in me is hyper ventilating.

    I had a friend who had a PM suggest removing his miele appliances and installing conventional appliances (major brand). A $500 main\stream brand oven will be far cheaper to fix than a miele or gannenau

    Why is everyone suggesting all this maintenance done prior to moving out?

    Wouldn't it be opurtune to do maintenance once it's tenanted, that way the expense is deductible against your income?

    Top of the line smeg. Oven is around $6k new. I've found having quality kitchen appliances helps achieve a premium rent.

    Sure it's deductible only after renting it out - but then the maintenance is often more expensive if you are not there to supervise, plus most of the things suggested are things you can do yourself.

    Think from the tenants point of view: it's a hassle for them if things need fixing and they have to report it and wait for a repair. Having no issues means happier tenants:)

    I look at it this way, if it's 1000 when you do it yourself, but 1200 after it's tenanted.

    That 1200 comes off your taxable at 30% marginal, you're $140 better off.
