    I actually bought it for a previous property I had signed a contract for (and then bailed out of) but I'm still lumping it under the "First Property Budget". The only cost not covered in my budget is the fuel used to drive there in my fricken V8

    Being smithy would have to be $250-260 at least.

    I'm aiming for $250+ per week.

    @Johnny Cashflow I paid $150K, the block is over 600sqm. This house is actually quite nice though - better than the one I rent.

    Also, if anyone knows how to remove rubber from concrete I'm all ears - it seems the previous owner liked to do burnouts in the carport.

    Thanks, I'm eager to see what it revalues at. Reno will be done by xmas which is an awful time to hunt for tenants.

    Finance was just formally approved too, thanks to @Corey Batt

    Wow did you get access to the property for all the DIY reno before finance approval? May I ask who the agent is? :D

    You've done heaps already.
    I agree with leave the bath - not a bad colour. Would rather paint the wall tiles. Maybe regrout is enough?
    Good numbers. Similar to my house.

    Yes but I offered unconditionally with 30 day settlement. I might give the tiles an acid wash and see how they come up

    Nice work and good price. I did a small cosmetic reno earlier this year also. Took me 2 weeks of blood sweat and tears lol

    Revalue of 180k or more will be good, 190 would be great

    Replacement tiles are up in the bathroom but they look brown when compared to the originals. Might use the Rustoleum bath & tile paint on the tiles instead. Front cladding above the window has been painted, as has the porch. Brought the carpet installation forward so that it'll be ready by settlement. 7 days to go.

    My brother did mine, he's brilliant but not fully qualified yet.
    Doesn't work on my phone, will upload when I get a chance. I painted the cladding above the window white in the end - it turned out pretty good considering it was painted at night.
