    Can I ask why you say you're giving up the safety net? Not sure on what qualifies, etc.
    By the way, well done on the purchase.
    FYI cork is easy underfoot, has magnificent thermal and soundproof qualities and was all the buzz in the 70s.

    Dave,I was taught to be honest to the masses DONT USE JUDY HARROW PROPERTY MANAGEMENT. I will say i use @Xenia from Alexa, i handed her a completely trashed house,no tenants etc etc etc over 3 months ago,the same day i sacked Judy Harrow,she took this massive job on getting it back on track.This has been financially draining,also physically and mentally. i saw a little bit of rent last week for the 1st time in 3 months,have EBM insurance, but you still have to carry it.The former tenant had the b@lls to claim the Bond,so another 2 months defending yourself.This has spurred me to start moving direction away from property,i put 5 on the market this week,the straw that broke the camels back they say.

    I dont want to hijack the thread,but i considered/???? myself a seasoned serious invester, who reads the Bull **** meter pretty well if we go down that track.I had absolutely no idea this was happening, the rent was being paid, and the house trashed all at the same time.Heart breaking.

    thanks Dave

    still sorting...., it's been quite a mess with damage to multiple areas including cutting electrical cords in roof space to connect foxtel. Rewiring needed as well as a major clean up and repairs, it's still going been very draining on poor landlord.

    And a full paint job,and a half dozen trips to the dump,plus a $600 SA Water bill,plus the alarm was disconnected,plus no rent like forever,plus a smashed dishwasher. plus plus plus....................i better stop, i gave up smoking 4 years ago,and if i had one here, i wouldnt trust myself.

    Anyway...

    I read (a while ago) that if your assets outside of your PPOR are worth over about 200K then you no longer qualify for Cennalink. I have way over a year of living expenses in the kitty anyway so I'll be fine.

    I got a quote back for a new kitchen, same L shape but more modern: $3250 + installation.
    I'm thinking I'll just repaint it, along with the benchtop. Splashback will be retiled. I'll keep an eye out for a 60cm SS freestanding oven, the current 50cm white oven doesn't look right.

    Bought heaps of paint for inside and outside, this place was painted the night before the inspection, and they did a poor job so I'll be repainting most of it. I'm thinking of changing the red/maroon external accents to a white and/or a grey-blue. Blue is calming and valuers seem to like it whereas red angries up the blood.

    I'll paint the shed outside because sheds are awesome, the door came off the hinges when I opened it so that's another maintenance item.

    I had a look at the sliding door that wasn't sliding; the track has been totally sheared off, and I need some new rollers. Realistically I should redo the entire frame and door but I dun wanna pay for that.

    I also bought some custom mirrors from Southern Glass, I recommend them, they were really helpful.

    I reckon I'll retile the entire bathroom. I will buy a new vanity unit, shower screen and the tiles on Sat. I'll use leftover tiles from Cheapie Reno #1 for the laundry splashback. Still gotta fix a few taps and handles and things. And then I'll start cleaning and painting.

    15 days til settlement and I've barely started.

    On the plus side, you will find it hard to break crockery when you drop it.

    The white window frames look ok and brighten it.
    Perhaps just grey over the maroon, like a "colourbond ironstone"
    What colour is the gutters and facia? You may need to paint them to

    They are a duller brown.

    Electricity has been connected finally but Origin being the competent company they are, are sending someone out for a 2nd meter reading because "they couldn't get access" despite the box being out the front. Of course they're charging me a fee each time.. it's gonna cost over $100 for a few weeks of power
