    Hi,

I purchased a property in Upper Coomera (Gold Coast Region) for under 500K.

Does anyone know of a good and cheap convenyancer?

I found one for $660 including the standard searches.

Does anyone have any cheaper ones they can refer me to from QLD?

That's already a good price IMO. Just remember though you get what you pay for.

I agree. My first criteria is good. I don't want to pay some one to stuff up my settlement

    As the old saying goes:

When you pay peanuts, you get a monkey.

This is NOT one area where I would go cheap.

Not with settlements in my experience. I paid a settlement solicitor nearly $2k in Melbourne and she stuffed it.

Next time I hired a great conveyancer who settled perfectly. No stuff ups, no mistakes. That settlement cost less than $1k. I have not found that get what you pay for applies to settlements at all.

I don't think price is the criteria at all. People don't post here: hey, I need a really expensive but completely useless settlement solicitor. Of course we want someone good. No one wants to be stuffed around at settlement

Totally agree. Because someone is expensive, doesn't mean they are any good.

But I have never seen anyone who is the "best at their trade" who is cheap. Good people come at a price.

For me it is horses for courses. I don't need the best settlement agent in Perth for my conveyancing. I just need a competent settlement agent who can get the job done right.

However, when it comes to legal advice I want the best I can find. My contracts and property solicitor is one of the best in Perth. He isn't cheap :)

Good and cheap don't usually coexist.

You could try Darrryl and his team from Certus

    Cheers

Wait a minute. Settlement is the final part of the deal. More importantly is the work done upfront such as review of contract, conditions, searches and liaising with banks and solicitors.... and getting the settlement figures correct. The settlement agent plus a small part in turning up with the right documents and cheques. If you really want it real cheap, do it yourself. Paying someone $600 including searches, that conveyancer gets very little for the amount of work and guess what, he or she will have lots of work and volume compensates...if understaffed, you may get inadequate attention on your matter.

660 including standard searches? That's about how much the standard searches in BCC cost to begin with?

I saw a sign in a tattoo parlour many years ago that read:

Good tattoos are not cheap. Cheap tattoos are not good.

Seems to apply to most things in life.

I would find a competitively priced solicitor who specialises in conveyancing before I went to a cheap conveyancer.

Darryl @ RPI (Certus Legal) comes well regarded on PC for that region

A recent case involved a conveyancer and one word missing from the contract of sale 'and' - this resulted in supreme court litigation.

    Hi there

Cheap is not always good. In QLD I use lawyers, as in all states, I recommend QC Law in GC - Kim is great - always approachable and has a great team behind her QCLAW - Gold Coast & Brisbane's No. 1 Lawyers

    Cheers Ivan
