    No. Just a general calmness and smoothness when he speaks. Like someone you'd want around when there is a disaster or a hype. He's the guy that would calm the situation down and inject some logic into it all.

    Don't know if I've ever charmed or flirted in a property scenario as such. But there were times when I'd wanted to!

    I've build rapport with agents and tradies. And I find that helps with getting looked after a bit better than you would otherwise.

    I'm not a flirter or charmer. Wouldn't know where to start. But building rapport... that I can do.

    Yes, I attended the last one at Wenty's. Met a few members from this forum. @sash was one. I also met @monalisa @MsAli @Simon L @Michael_X and a few others. Was a great night and and a great opportunity to meet like minded people who are early in their property adventures and also the seasoned investors who have ridden the property cycle horse a few times. :p:p:p
    For sure would be good to meet you too at the next meet.

    I've never done it on purpose, like prepared like I'm preparing for a date...
    But some people just really like a chat so go with the flow.
    It's a lot better than dealing with agents that you get no vibe from at all.

    I know one but she is a woman in comfortable shoes so my boyish charm would be wasted on her.

    Stuffing socks down the trousers seems to make female agents take you as seriously as a 10% deposit cheque.

    Don't bother trying that game,from experience from people walking out while your working under the sink and someone comes out with a towel on and it drops off then asking would you like a drink in between banging your head on the sink,picking the tools up and running,or you could get some desperado that think the other way then you may have a big problem and not only from a legal side..

    It's true, you can hear the difference with some agents if you stumble on a phone call for instance, some of them might try to be a bit more intimidating. There can be a time and a place for playing that card too ;)
