    Oh, okay - wasn't paying enough attention. I am on the fence in this case, if it's a legitimate case why should the LL be out of pocket at all? But at the same time the costs for each PM is so varied and I can see some trying to charge exorbitant fees.

    Depends on the insurance company. Some will pay out without the order, but depends on the claim - also remember that insurance companies need to see you've mitigated your own risk before paying out. Ie. Correct notices.
    Even so, doesn't guarantee the tenant will sign over the bond. In Victoria you must go to VCAT to claim anything on the bond.
