    Yes door knocking certainly does work - it does require emotional resilience to not own other people's stuff, which just from reading your posts, I think your fairly resilient so half way there already.

    Just thought I'd provide a quick update - After obtaining my diploma last year and working behind the scenes on the branding, property management process, software to use etc, I have finally started my own agency with the focus on property management. The aim is to provide an affordable property management package for investors but not compromise on the services. I will be directly involved with the day to day property management activities, therefore, saving costs for clients.

    I look forward to making a positive contribution to the forum especially in the property management area and at the same time learning from others as well.
    @D.T. @Xenia any tips on getting property management leads? I have been doing plenty of letter box drops for property management. I will be looking into joining networking groups at a later stage. Any advice is greatly appreciated.

    The plan was to apply for my license at the end of this year (that would have satisfied the requirement being in real estate for 2 years). But after reading and re-reading the particular section about practical experience, I was convinced that my previous roles at Magistrates Court, Department of Housing and managing my own properties should contribute as part of the practical experience. I submitted the application with Department of Commerce in June and the application was granted within a week :)

    There are lots of strategies that work Jackson but you need to find the 2-3 strategies you are really good at and stick to them.

    Generating warm leads are best - easiest to close.

    Most of mine come from social media - mainly FB.

    Don't rely too much on letter box drops as you won't really be hitting your target market as it'll be the tenants who will be getting the mail rather than the landlords.

    I think social media as suggested makes a lot of sense. Besides building up your own profile you can also monitor the various platforms for people who may be having issues with tenants and target your marketing that way. Also see if you can establish relationships with sales agency who aren't affiliated with a PM department for cross referrals.

    You are probably right as I never had any enquiry/leads from the letter box drops. I will be looking at investing more time on social media. I will also be keeping a tab on which marketing methods are generating leads.

    I agree that by assisting landlords with their tenant is a good way to show value. I'm currently looking at this option but the only way so far is by word of mouth. Are you aware or familiar with other avenues I should be exploring?
