Certificate of classification

    OK - so in process of purchasing a block of townhouses and trying to understand if I need a certificate of compliance or not.

    According to build code of QLD https://www.hpw.qld.gov.au/SiteCollectionDocuments/CertificatesOfClassification.pdf townhouses are classified as 1a and excluded from having the need to display this at entrance of building.

    Conveyancer tells me I do need this and it's a legal requirement. Existing owner has owned property for 20 years and not had one.

    Council giving me the run around.

    All I want to know is if this is a legal requirement or not. HELP !

    The link is to a Certificate of Classification, and you are talking about certificate of compliance? They dont sound like the same thing.

    The link seems to suggest that 1a is exempt.

    Yes, your conveyancer is correct. The link you have provided is for whether you have to display a certificate of classification, not whether you require one for the building to be lawfully occupied.

    My bad ... meant it was a certficate of classification ! Yes - it appears I have to have this.

    Interestingly Brisbane council does not enforce these !
