This is typical of what I think is the greatest attraction for sydneysiders moving to CCoast. Oh, and it's cheaper, way cheaper.

Got a call from a West Gosford agent the other day and asked about the market. Prices have gone up $100-150k in the past 2 years (600k to 700k and up).

Sure would be a nice place for families looking for space. Now only if they open a westfields here- closest one is at Tuggerah.

Ok, which coastal suburb has best growth potential in the next five years:
    1. Gorokan, Budgewoi, lake Munmorah
    Or
    2. Hallet Cove, Seaview Down, Seaford, Moana SA
Both areas can be bought fur under 500k.

Over the past 15 years Lake Munmorah has performed best out of these 3 - however, they're is nothing in it but a few $1K's. My personal pick for the next 15 years in Budgewoi for its proximity to the beach as well as the M1 motorway, subject to all the usual selection criteria & DD of course).

    Hello Everyone,

Was just checking this old post, Anyone has any thoughts about Tascott? In terms of long term growth? There are some properties very close to station and are affordable but only 2-3 properties are cheap there despite huge land and rest of the Tascott is bit more expensive. Anyone has any insight about what could possible be wrong with those houses, they are within 1k from station and close to brisbane waters dr., still are cheap.

I'll second that. The tunnel from M1 should be finished soon.

What about good areas for long term growth and decent rental yield as well but max 1.5 hours to Sydney(drive or train)? That's the reason I chose Tascott, it's close to Gosford and 1.25 hors train to Sydney City. For someone, who works in Sydney city.

1-100yr flood zone. King tide blocks the drain pipes from running rain waters out to Brisbane Waters and it backs up flooding low lying properties.
Close to electric train, close to & with views of water, commute to SYD via M1 motorway or train - what's not to like? Keep your feet dry by getting up the hill a bit.

Thanks for the info, my budget is upto 600k and there are only 3-4 properties under that budget and with good land size, and like you have mentioned so many negative points to check , most likely that's why they are cheap. Moreover, most of them are mot going further up in price in last15 years even, despite it is just 400m from station and direct train to Sydney, walking distance to Brisbane water etc.

Thanks for pointing these things out.
