    I have been tracking the land at central coast which may have gone up by $100k in less than a year. Any thoughts on the upcoming land release(Rosella Rise) in Warnervale by AV Jennings? It looks like a bigger development compared to some others in the vicinity

    Stage 2A is selling now, Stage 2B to be released soon....

    I think the rise is closer to $200k++

    I have managed to book a lot in the 2A release in November 2021. And prices have been increased by 50-60K from then.

    Dont you think that land prices are over priced? The location is too far from any blue

    Yes, I agree.
    However, prices are still rising up in the nearby Estates. I heard 470sq.m of block sold for $620k in the neighbourhood.

    Blocks of land prices have nearly doubled. However have you seen prices of land in west and hills? Selling for double that equivalent? Land is king and anything $1000 per m2 is considered cheap. Buy land in regional and it’s getting to these prices now. To build on top of that something decent going to cost another $800k to $1m incl site costs. You can see why anything up to $1.2 in central coast is selling like hot cakes for established house and land on.bigger lots. Just secured a house for someone and had to get it via a preview and offer before went on market. Central coast is still being slept on. Rental yields are way better value and there is an absolute rental crisis of people applying 200 times to secure properties.

    Better buy close to the blues in central coast. It will be worth it in 5 years

    Would like to ask the same thing. For anyone who bought from Stage 2 who is close to settlement. How was the land valuation?

    I have bought a land from stage 2A and it's ready for the settlement next week.
    Valuation is $50k over what I have paid.
