    Hi all,

    New to group and wondering what you think of these 3 areas, especially from a capital growth perspective?

    Given their close proximity, are they are all much of a muchness or is one suburb noticeably better than the other, attracting a slightly different demographic? Also, do waterfront properties in this area offer a noticeable CG opportunity vs a property a street back from the water?

    Have noticed some good gains over the last 2 years, but having said the annualised CG's are still quite ordinary compared back from 2003 to present. Was there on the weekend and couldn't help but see a lot of properties for sale so I imagine its still tough going in this area.

    All much the same CG over the last 15 years.

    IMO, Budgewoi being close to the beach and the M1 motorway is the pick of the bunch of these 3.........and it is not tough going for them - anything decent and well-priced sells quickly.
