According to the census, Darwin outpaced Melbourne as the fastest growing city in the country!

How the hell did that happen?

Well, its a mix of a few things. None of which were real, genuine growth...

Gas plant construction...These census stats start around 2012 (ish)..Right after the construction phase of the gas plant ramped up. This alone increased Darwin's population by 2-4 percent depending on how you look at it.

Then a huge prison was opened in the rural area a couple of years ago. This brought loads of extra people in too, although not exactly willing participants....

And then there was the tail end of the residential construction boom as heaps of construction workers built lots and lots of high rise.

None of these population boosters are permanent.

Anyway, technically there is nothing wrong with the census data, but if ever there was a case for boots-on-the ground due diligence, this is it.

The next census will not be so kind...

Anyone else notice "anomalies" in their markets?

There's always caveat on any kind of data and the input.
Census is like a snapshot of what's happening on the day of the census without consideration of other factors (e.g. what if dollar were so good at that time and everyone gone for holiday? ;))

Numbers are good, but I find them less useful if I can't readily see the trends
