Hi We are up to Working Drawing stages and possible start building mid 2021 but we have one question in regard to Ceiling Heights 2700mm internal and 2800mm garage. (3 town house, double garages and 3 bedrooms), is that normal? We are looking for most afforable and cost effective ceiling heights, Can someone please recommended me what's the standard heights and cheap to build. Thank You for your inputs. Kind Regards Bien
2400mm is the minimum for a habitable room. 2700mm is more saleable & attractive to buyers (often just for the living areas/downstairs, bedrooms aren't as important). Downside is that the building is taller and may cast additional shadows.
We chose 2700 ceilings to get a city view from the top level and to make both levels feel more spacious and luxurious. It cost more, but was worth doing for our purposes.
I own a warehouse conversion with 3.7m ceilings, I live in a terrace with 3.3m ceilings, and I just bought a villa with 3.1m ceilings. I love my high ceilings, it will instantly put a property on my shortlist if it has it. So yes for some buyers it can be compelling. Going back to 2.4m ceilings feels claustrophobic afterwards, I don't even know if I'd enjoy 2.7m now. That being said, maintenance is a PITA with such high ceilings.
We have cathedral ceilings in living area's, makes rooms appear so much bigger. The garage ceiling probably isn't any higher than the rest of the house, the increase in heigh is attributed to a step down into the garage.

I would, more garage storage is always nice to have and the ability to go vertical with storage would be really good.
Already answered that in post #7 The ceiling height is the same throughout the house due to using a truss roof structure, unless you spend/waste extra on design and contruction to vary the design
