Ceiling crack - any thoughts

    Hi I inspected a property the other day and noted a ceiling crack. Can one tell from looking at it if it's a serious issue? Property is going to auction and no building inspection report is or was available.

    Movement at the attachment of an extension ?

    Poor plastering job also

    Maybe not poor plastering since it extends through the cornice.

    We have the exact same crack in a ceiling in a 60s house where the hallway empties into a larger room. We've patched it several times. It is just a weak spot where the plaster sheets join in our case, and this looks like a join that's moved slightly.

    If you are worried, why not pay for a building report?

    The fact it has cracked the cornice is a concern

    Probably in need of smoke expansion joint due to the length of the ceiling.

    It's cracked along the sheet joints, so it may indicate poor installation by not applying adhesive and supporting the sheets.

    Get your own building report if you are planning to bid at auction.
