    Except no one uses simple growth rates. Whats the point of thinking in those terms? Nobody understands what you are talking about, and you get confused when comparing your calculated growth rate against anything.

    Over the course of 8 years this property grew from $940,000.00 to $2,215,000.00,

    Its compound annual growth rate 11.31%.

    Not accounting for renos.

    Exact figure not disclosed but it is also close to 1.65m I hear.

    16 year old house. No pool. No significant renos, bathroom looks original (config is old with that spa in the corner).

    battleaxe block and far from the station.

    I'm not convinced this area is really interested in being walking distance to the station. Anything past bella vista is noisy within 1km and an eye sore.

    1.5 to 1.6m sounds about right. Big floorplan, quiet street, easy walk to Kellyville High, Bernie Mullane, William Clarke and shops. Throw in the porn pool you're on a winner.

    Absolutely, I personally wouldn't buy a block like that but I don't want to be within walking distance to the station there. If you know Kellyville this is the perfect spot and believe me you don't need walking distance. There are several bus routes from the stop on Ted Pike reserve which will take you to a station, easier than walking and you live in a quite street. A walk to bernie mullan and Kellyville shopping center is way more important.

    Based on the characteristics the price seems reasonable.

    We owned a house in the same street, sold it a few years ago (in 2016) near the last peak.
    Hayes ave is a great st, being so close to Bernie Mullane, schools, shops.
    Its not all that far from the train station at Showground road either.
    Prices have definitely moved a lot.
