    Hi does anyone have a good excel investment property cash flow spreadsheet they are happy to share? Im looking for one the takes in
    1. A variable P & I loan
    2. depreciation


    Spreadsheets that include these seem to be hard to find.

    Can i ask you a question re your spreadsheet? How did you get to the CF @ 9% IO after NG benefit number in cells H13?

    Oh so sorry, you were not the OP of the one I was asking about however I have seen you have a few posted as well. Can I ask what the difference is between Cashflow_Sanitised and new calc_sanitised? Which is better to use?

    I developed Cashflow_Sanitised for my use and Athikalaka developed new calc_sanitised for their use. Both of us probably shared the models, in case it is a useful starting point for someone. You will have to do a detailed comparison to see what the differences are and also if it's appropriate for you and if there are any errors.

    I think you are best placed to say which is better for you. I'm going to say mine and I'm sure Athikalaka will say theirs. Both of us are probably wrong.

    Happy to answer questions on my model or give suggestions if you are trying to do something it doesn't do
