    Agree with @Otie
    Number 2 is almost a no brainer. Houses in that price ranges are getting harder to find. That one has decent land and is actually located well. Near transport and Pacific Plaza.
    A quick reno and you're done!!
    IMO by the end of this year finding a house under 400k in that area will be nearly impossible.

    Too many offers for 3 bdr and the vendor wants over well 400K.
    Called the agent, the vendor has the highest offer of over 410K now for 3 bdr...

    Just found another 3 bdr house, however it has bathroom and toilet 'separated' by the kitchen. Would you buy such property? Need response asap. Thanks!

    Tenants can't be fussy when they need somewhere to live, they will take what they can get.

    Oh my. I thought the RGZ land was supposed to take a hit with the recent changes to dwellings allowed on blocks. I wonder what they need to build there to make a profit?

    RGZ is untouched

    it is NRZ and GRZ that has the mandatory garden requirement. which limits how many you can put on a block.

    My offer was not chosen by the vendor, they favoured owner-occupier as I was advised. Not sure how this was defined. Both offers had the same prices...I hate sale process:). Auctions are much better (first IP bought at the auction and was absolutely happy. What do you reckon? Oh well, going to inspect a couple of more this week. If not successful - to an auction this Sat.

    410k for a 3 bed in werribee looks like prices are still rising :) glad im building a 5 bedder for 450k next door :D

    Signed a contract for a 3bdr,2bthr after missing out on 3bdr,1bthr. Price-$420K. It was on the market for less than a week. Looking at other comparable properties in that are and recent price trends could not be more happier! So, now I have two IPs. First one bought in Frankston, in FHSZ two years ago, the market price has risen by 200k, at least. Hopefully Werribee will pick up in next 3 to 5 years. Cheers

    There's more demand for Frankston North (it's not Frankston and not Frankston South) houses compared to Werribee as per realestate.com.au, although if you look at average house prices in both suburbs, it's nearly the same for a 3bdr house. Werribee is closer to CBD. Thoughts?

    There are a lot more houses listed for sale in Werribee than Frankston North hence the figures are abit skewed and will show significantly more hits per house in FN.

    That being said, Frankston North has had a great run!! But for the same outlay I think Werribee has more potential for growth. Why??
    Massive infrastructure going in including a major employment precinct. CBD is a mere 25-30min drive or train ride away... Easier access to both airports.. Price point still represents great value.

    Both areas have been late bloomers in this cycle, I think Werribee has more steam left in it.

    Is it worth to buy in Werribee for around 460k on 559sqm block? The house is a bit run down but has 4 bed 1 bath and a granny flat at the back. Please advise soon if you can can. Thanks!

    There is another bathroom in a granny flat. So, it has 2 bathrooms. The house condition is average or a bit run down by looking at it though I haven't done the pest report yet. Location is around Myrtle street but not sure it is a good area or not?

    Not sure about how good or bad area is, but the location is good I think, it's within a walking distance to the train station, shopping centre, plus Wyndham college is across the road...Without seeing the property, it's hard to tell if the price is right and what you may have to add to the property, to ensure you get tenants quickly in...
