Captial and Maintenence Expendiature

    Hi Guys,
    I'm currently in the process of finding my first investment property.
    As part of working out the deal, I need to estimate the annual capital and maintenance expenditures.

    How do I go about estimating that?

    I'm looking at 3 bedroom homes in lower socio-economic areas in Adelaide. Approx value: 130-150K. Expected Rent: 230-250/wk.
    Apologies, I'd give more information, but I don't know what information would be pertinent.

    roughly 30% of rents for these including rates etc too
