    Hi all

Just wondering what % are investors looking for when buying for capital growth? The reason I ask is Tasmania is perceived as a no go for investors. I can understand why, population, employment opportunity's, demographics etc. But then I did a bit of research using the capital growth calculator for long term results. I compared my house, my parents house and a mates house all in north west Tas just to get an idea of growth. The results were 5.4 %, 6.19 % and 7.89 % per year. Yes I understand there are going to be better buy's on the mainland but are these results that bad? A problem I will have personally is having the income and borrowing power to get into other markets when my own backyard is so much more affordable

Is that over a year, a decade or a century?

Its the average per year, the timelines are 1987-2018, 1995-2019 and 2000-2018

Not stellar but not bad either. The general rule is buy what you understand and can afford. Diversification should also be considered.
