    Brilliant concept but building on waterfront land doesn't come cheap. Building on Sydney waterfront is no cheaper, just ask James Packer and his little casino at Barangaroo.

    Test your LVR when you tell the bank you want to buy a boat..
    Bank: "Of course sir, we offer personal secured loans up to $50k at 8%pa."
    Me: "But.. my boat will cost at least $300k".
    Bank: "No problem. If you can come up with the $250k, we can lend you the extra $50k that you need to buy your boat. Good luck!"
