What: Canberra RZ1 zoned block with existing (old) dwelling, block >800sqm Scenario: Looking to purchase with friends, demolish existing dwelling and build two new dwellings. Don't want to be tied together... ie need to be separate titles or unit title. Both intended as PPOR for each couple Is this possible? Is there any way around it?

Pretty much a "no" as far as I know. RZ1 doesn't give the ability to separate titles on any block size I'm aware of (excepting the special case of some of the fluffy's being resold). It would be interesting to know more about "... there are strict limits on multi unit housing redevelopment of land that was originally single dwelling housing" - what the limits and conditions are. Best option would be to dual occ, but with some interesting contract clauses between you and friends to cover the various future possibilities.
