Canberra: approvals needed for building a rumpus room in the back

Hi Every one,

I have just bought three bed room house in Canberra. The house is only 104 m2 in size and size is 1059 m2. I would like the extend it by building a rumpus room at the back with colorbond roof and concrete block or brick wall. What form of approvals do i need before and after building this extension.

According to my research:

The development is exempt from needing building approval provided that:

· it is not more than 3m above ground

· the floor level is not more than 1m above ground

· the frame does not have an unsupported span (including any cantilever) of more than 4m

· the roof (including a sail or sail-like element) plan area is not more than 25m2

It also says that :

· if the block size is not more than 500m2, a max plan area of 10m2 applies

· if the block size is 500m2 to 600m2, a max plan area of 25m2 applies

· if the block size is 600m2 or more, a max plan area of 50m2 applies


My block size is 1059 m2. So am I right to assume that I can build a 50 m2 rumpus room without any developemnt approval. What form of approvals do i need before and after building this extension.

Any advice is welcome

 

You're reading the section on pergolas and gazebos. Extensions require approval from ACTPLA

 

As per DT's comment. A rumpus room is not a garage, shed or gazebo.

You will need a building approval permit and possibly a planning (DA) approval permit.
