    So you'd reject the application from the pregnant single mum of 7 on Centrelink payments & her bikie partner with a cash job for delivering produce?

    Most don't even realise there's already such a large sector of the property market that is part of GOVCO it isn't funny !

    Between rent assistance, disability housing, youth housing, displaced or other housing..........

    It's an entire economy within itself !!!!

    Yet many recipients forget (or don't seem to care that) it is all paid for by the tax payer :eek:

    There is a very large NSW based NDIS provider, near me they have 4 units (unit 1 Is where the carers are based out of, with 3 individuals in the 3 remaining units), 2 morning shift carers, 2 afternoon carers, 1 night shift carer being paid (from what I am told) $90ph each, (so let's do the sums ;)) 8hrs X 5 X $90 = $3,600 per 24 hours (plus management, supplied buildings, electricity, water, rates, cleaning, food, outings, vehicles, other.....)
    So round it up to $5k a day(discounted heavily) or $35,000 per week :eek:
    The complex next door to my recent purchase has been in operation for 15 years o_O
    Scary huh !

    I think it might work like… Tenant applies for property.. PM does all checks. Landlord says “yes” to Tenant, and then the potential tenant has the right to request a Landlord reference. As final check, Tenant can refuse or continue to accept lease based on said “reference check”.

    Unfortunately this would not give the Landlord any chance to refuse based on Tenant’s application for Landlord reference check.

    If this comes to pass I would also like to see a full database and ranking of all PM (and agency) in the industry available to all tenants and landlords. I know they definitely would not like that… funny that.

    Does the disgruntled ex tenant who is just sad they weren't offered a lease renewal provide the reference?

    Can see it being more rather than less. I could see verifiable rental history becoming a thing.

    Yeah why not? I guess its comparable to some disgruntled lessor who was just sad because they didn't get away with a dodgy bond disposal?

    I'd still say there's way more tenant complaints arising from crappy agents than crappy landlords. Plus the whole agents being the registered professional whose specialised job it is to know these things.

    Come on, you work in the industry, you know how many muppets there are out there. Each of them has carriage of what, like 50 to 150 tenancies each? That's crazy when they half of them wouldn't know the first thing about residential tenancies legislation.

    Also, its quite possible there will be educational and licensing requirements for private landlords in the no-so-distant future as well. It was one of the questions asked about in the last WA law reform discussion papers.

    Possible but less likely than some of the other stuff first.

    No, you provide a copy of the judgements from NCat vindicating the actions of the landlord. :D

    I'm happy this legislation may be introduced. It will help weed out bad tenants. If done at beginning of tenant search, say no to tenants who want a reference. If done after tenant has been chosen, and managing agent refuses to give one, what's the worst that could happen? They withdraw their application.

    Already in the USA whole streets and blocks are owned by Blackrock and Vanguard. They are also increasing the rents. Didn't someone say "you will own nothing and be happy"? People will be priced out of the home market and spend their lives paying rent to these organisations. Sad.

    They will also be able to manipulate supply by withholding and releasing stock to rental market to maximize returns.

    The 'resentfuls' that endlessly dump on landlords and scream at the government to "do something" are only wishing their children into perpetual renters.

    My understanding is that in most jurisdictions there's a fairly high bar for an adverse tenant report, an XCAT decision. An aggrieved landlord or PM is not enough, however justified. There would not be much on me, and most probably most landlords, as nothing adverse has happened. Some LL look after tenants, but I doubt that a tenant would post a record on a website like ProductReview.com.au and say so.

    The idea of a LL reference is nice in theory but the implementation is hard, costly and probably will not work. I put this in the same category as the Victorian legislation where a rental property has to have a safety inspection every two years.
