    Nice spot but a pain to commute. People there are most likely retired or unemployed.

    It is actually pretty nice, I was over there on the weekend, the general vibe seems positive everywhere.
    Yep, lots of 'lifestyle' residents. A lot of people do the commute, it's only 20 minutes on the ferry. Easier if you live near the jetty or don't work all the way in the City of course.

    Well, in one of the longest acquisition periods in history (1st offer was at the start of May), I've finally just settled on a property over on Russell/Canaipa Island.

    No worries, under $300k, 3 bedroom, 1 bathroom, waterfront. Block around 900m2.
    Good view of the water, not deep enough for a big boat, but should be good for a canoe - and crab pots!

    Good luck with it, I'll start to keep an eye out on the Island markets. :)

    Of all the South Moreton Bay Islands, just by looking at the maps, I'm guessing Canaipa would have the most secure/stable "normal" economy due to its population? I would guess its not a great place for employment though. I'd put it down as a speculative buy. Good luck, and hey... water frontage... ;)

    Yeah, if I lived over there I would get around on a bike. Surprising amount of cars, it is a pretty big island compared to the others, and has all of the amenities.
    But it's walking distance to the ferry, easy commute to the mainland/work.
    Though I wouldn't say speculative, I've been watching prices over there since about '06.

    Yeah possibly later on, could definitely see myself living there if I didn't have to commute into the City.

    I think it will be a good buy

    A lot on here will say its speculative and all the rest but reality is that as the retiring population grows an island close to a capital city will become very popular

    Are we talking about the same russel island here? maybe those sales are going up, but currently there is over 350 houses for sale and only 20ish under contract, hardly the recipe for rising house prices

    Popular with what sort of retirees exactly? Like elderly? This would hardly be the place they would go

    Access by boat for starters, then there would be the lack of necessary services they would need like doctors, hospitals, specialists, price friendly supermarkets not inflated island prices, then of course there is family, isolation factors...how is the TV reception? Or sealed footpaths to push their walkers along.

    Please let me know when the retiree flood gates burst open and they start loading up their tinnies with box tvs gumboots and grandfather clocks, I'll organise a PC meet up down on the Jacobs well fore shore and we'll push everybody off and wave them good by as they sail off to this distant land of paradise
