Can you claim rent through insurance if tenant moves out before lease is over?

    Tenant suddenly moved out her lease isnt over. Property manager found new tenants that will move in 2 weeks. House has been empty for 1 month. Can i claim that through insurance? Im with ebm ?

    Which state is the property in? Different states have different amounts of break lease fees / rents to pay. Eg here in SA tenant (or their bond) would be paying all of that so wouldn't need insurance, but other states might be different.

    But main question should be why have you taken so long to lease it? The market is boiling hot in most cities, was the pm lazy or lots of repairs to do first?

    If EBM is covering repairs, then they'll also cover rent during that time.

    The pm got alot of applications but told me they were no good from past history. She got a tenant today which moves in in 2 weeks .
    There was some repairs nothing major 2 small holes in the wall had to patch and paint . Door handle etc

    Do they have "arrears" or was there an arrangement to allow them to leave ? You cant insure a loss because you allow them to leave. If they abscond it may be a claim to explore if they hadnt paid their rent in advance...after the bond is also considered. The insurer will consider the terms of the lease and what occurred. And deduct a excess. If the loss is reduced due to a new tenant then your claim may be further reduced than what the apparent lease loss was. eg if they absconded not payinga whole month but you get new tenants in 2 weeks then your loss is just 2 weeks.

    So the house has been empty for a month, and the tenant won’t move in for another two weeks?

    Brisbane is presently a red-hot rental market, hard to believe a 6 week vacancy if the PM is actively trying to secure a good tenant.

    Well thats what ive been informed, you think my pm is been lazy ? You recommend i change to another agency?
