    I live south west Sydney. Takes me 1 hour and 50 minutes. You can do it from northern Sydney suburbs in a bit over an hour.

    Ah Ok. I've driven past many times, but not into Newcastle for a long while.
    Actually it doesn't look that far off the highway on the map anyway.

    @Azazel Lambton / Waratah and that area is about 15 mins off the freeway (except at 8am weekdays ;) ) Or if you want to get a feel for the whole area take the 'scenic route' via eastern lake macquarie, through the city / around the beaches then back out via either through Hamilton / Waratah / Lambton / Jesmond or through Islington / Tighes Hill / Mayfield. The latter has more of an inner west feeling to it and is undergoing gentrification. Hamilton is generally pretty exy these days and Lambton / Waratah more 'burbish.

    Really loved the beaches in Newcastle. Checked out Raymond Terrance again and still not convinced. (Not really Newcastle)

    My friend who lives in Lake Macquarie area thinks there's better growth there? Your view?

    Yes i like the Jesmond area, walk to shopping centre , university buses etc.
    Being careful with Waratah as the top part isnt near shopping centres.

    I think i would go for 1/ jesmond, 2/birmingham gardens 3/shortland 4/ waratah
    Be very careful with houses that have been convertred into 7 or 8 room etc the Council is iissuing orders and these places are all for sale if you look on Domain etc.

    forrest street, jesmond all these houses for sale as Council is issuing orders to comply.
    Eg, 50 heaton street Jesmond , 15 rooms 775k , owner is selling quick due to no approval on the 15 rooms but fire safety .

    Yeah saw those ones and they can't be 775K if they don't comply. Because you will be asked to rectify which costs heaps of money.

    House in Forrest street Jesmond have been converted into 8 bedrooms by making the frint garage into a room as well as the lounge room.
    Newcastle City Council Officers and Dept of Fair Trading staff were there Tuesday.

    With respect, that would be possibly the worst performing portfolio from a CG perspective that you could create, with the possible exception of Waratah (depending whereabouts in Waratah).

    Now you're talking. New Lambton, Lambton & New Lambton Hts are all good because of the demand (sales & rental) from the medical profession who need and want to be near the John Hunter Hospital precinct.

    I'm seeing a lot of interest in those areas as well. Highish buy in but it has long been a very desirable area.

    Bit of an undersupply of dwellings that aren't just single dwelling houses on largish blocks or 2-3storey walkups. Is changing down towards the railway line though.

    Quite a few nicely renovated but basic weatherboard homes selling in the 800s now in new lambton and adamstown its madness.

    New lambton had always been a good family area.

    So u could potentially make 2000 a week from this ? But can anyone please tell me can the Council or other body tell you to remove the rooms if they havent been approved? Which they havent..its supossed to be a 5 bedder not 15 !
    Would they do that? Could they do that?
    My concern is if there is a fire and then who gets arrested for running a student house illegally ? Any ways to beat the Council?

    I believe the council has the power to seek rectification of the house. A man added 2 beds and a bath to his Alexandria apartment and was taken to court. He had to rectify bringing it back to the original condition. Too much risk me thinks.
