    You mean to say that the normal property cycle exists? Shocking news :p

    I've noticed a slight softening in prices in Carrington (flood of purchases of investment properties basically), but most places have seen an increase since I last looked in 2013.

    @AndrewTDP - did it go down much with last syd cycle?? or cycle ever exist in newy??

    I doubt it will go down much. There are stimulus in the pipeline. Time will tell I guess with my carrington property. Are you waiting for prices to go down? New lambton prices continue to move.

    Nah, only thing I'm waiting for is the right property and to get back from overseas.

    Have to stop sending all the good sites on to clients.

    That was the risk the RBA was concerned about too, and has largely been resolved now (by the looks of it) with the APRA tightening on lending having its desired effect.

    There is nothing to suggest a cause for this.

    That's the way the cycle has been running for all booming areas, not just Newcastle.

    Just looked at rent section of real estate for newcastle greater area.

    Lots of nice places that look more like an upgraded ppor family home for rent greater than 700 a week.

    people are obvs buying but cant afford now but wont to live in later.

    Not your ip type houses would be a shame to get trashed.

    Anyone else noticing prices falling in areas such as Jesmond ?
    And around the University areas ?
    Noticed several houses I looked at in July 2015, now much cheaper with some with 100k off the price ! Actually two with 100k knocked off the price.

    I really love the Jesmond area but seems houses are slow sellers around there.

    Maybe there are bargains now to be had. I haven't looked into Jesmond at all so can't comment further. Are you looking at CF+ and that's why Jesmond might fit the bill? I have agents calling me now about properties (new listing) in Newcastle. Signs?

    Why would anyone buy an IP that will settle before Christmas, right mid student holiday period, and suffer vacancy until probably March 2016?
    Additionally, the Uni has its own student accom. that you as a private LL are competing with.

    And Council is cracking down on them as well.

    You cannot take one tiny segment of the market as an overall indicator.

    I've gotta stop flicking on development sites to clients :(

    I'm back in the game in the new year. Gone for a nice long term rental that we're actually going to be happy in rather than the current dive and will be pursuing a 4-6 townhouse development site in the new year.

    We had a long chat, and have agreed that it's a better long term option.

    Good to hear. 568 glebe road is a 4 townhouse development project wouldnt of thought you would get 4 on there but looks like you can.
