Can Vendor pull out?

    Just out of curiousity, can vendor pull out from signed contract by paying a little bit of penalties?

    Pull out ?

    There are legal reasons why a contract can be terminated prior to being settled however. ie Death

    Generally, no. They can just refuse to settle though... and since contracts are always slanted in the favour of the vendor, forcing them to settle becomes very expensive very fast.

    Generally contracts continue after death and are binding on the estate. However there are generally provisions in contract for the sale of land to allow for one party to terminate if the other party dies. In NSW ususally done via special conditions.
