    There is some awkward things about that house!
    I think that part of the laundry is the Japanese capsule hotel.
    I'm trying to work out what the extra part of the master bedroom is. I would have preferred a more decent sized ensuite than that funny bedroom part.

    haha i went back 3 times to look and say wtf??:confused: must be a melburne thing:p
    the laudry is the biggest wet area in the house, on par with the kitchen

    OMG that 'parent's retreat' goes to an undercover hot tub.
    This house is just amazingly awkward with strange choices for layout.
    There is so much pine in that house it screams Swedish Sauna Chic!

    Thanks all for the feedback....i think the general feel is that it can be done provided we maintain enough living/lounge areas

    I have not purchased this yet...negotiating at the moment but if someone feels they can make something amazing happen with this property PM me and I will send you the link, I don't feel like the numbers stack up for me by just adding a bedroom

    The problem for me, which isn't a deal breaker but a design thing, is that the living areas has such poor relationship with that lovely big rear garden.

    That is a bit odd.
    They should turn it into the biggest bathroom in the world.

    Yes, yes, yes, I know. I didn't see the Suburb name the first time round. I found it later when I went back. The whole place has a strange layout.

    Found it. Google image search works well :)

    The dining room can definitely be a bedroom albeit strangely shaped. Open study as extension of living place.

    If I can I'd like to rip apart all those woods though!

    @bob shovel...did you know at all if having external door will prevent this from being called a bedroom? Subjectively from valuators perspective or council guidelines?

    I don't think the valuers would take points off because it's not a "bedroom", it's still am extra room whether it be called a study, bedroom, or other habitable room. It's the same size as the other 2 bedrooms so i would imagine the valuers would take it into account

    What is the go with that section outside the external door to the study and below the dining room? Perhaps close it in and call it a 3rd bathroom.

    Also bash through the WIR to the master bedroom and claim the cupboards section of the laundry as part of the massive walk-in-robe to the master. Or a panic room. Whichever would add more value hehe

    Good suggestion. Could even extend it past the laundry and join to dining room creating the world's biggest walk in robe/ panic room :D

    If the house was sold you could have it marketed as "4th bedroom/study".
    People know what they are buying.
