Can R2 zone build multi-dwellings?

    i was just wondering whether with the right minimum frontage and right size block to meet multiple dwelling development BUT is only a R2 zone. Will council still approve multiple town house development? Or does it have to meet all three criteria?

    1. Frontage

    2. Zoning R3, R4

    3. Large Land size

    Typically you would only be able to build up to a maximum of 2 dwellings (i.e. duplex) but will still need to meet certain criteria (frontage approx 15m and land size approx 600sqm) but this is at a very basic level. R3 zoning will be looking at townhouses and R4 will be units

    In NSW, R2 allows for “residential accommodation” which allows for residential flat buildings, multiple dwelling housing (villas/townhouses), attached dual occs, detached dual occs and dwellings.

    So what is the different between R2 and R3 if R2 Low density also allows multiple dwellings development?

    Honestly it depends on the Council. E.g. Newcastle is yes. Gosford is no.

    Post up the Council and I can check it in 5 minutes.

    under the old planning, Blacktown council allowed townhouse/vila to be developed in R2 zoning or anywhere if you have lot size/frontage or basically anywhere. However this expired April 2015 where you can not build MUD in R2 zoning, only in R3/R4.There is normally 1 year overlapping where you can submit old or new planning.
    This is just an example of Blacktown council, other council may vary

    If you are talking about the property in the Parramatta area, then minimum frontage for duplex is 15

    What is the restriction for residential zone A1? also saw A-4 too. Where could I find all those info?? couldn't find on council web. Thanks.
