Can i use Homebuilder' for a Granny Flat

    Looking into building a GF on my PPOR to "house my granny in".

    Anyone have an answer if this is eligible for the homebuilder program?

    All I could find is:
    "Renovations must improve the accessibility, liveability and safety of the property. This excludes building a tennis court, pool or shed for the renovation contract for eligibility purposes"

    p.s. I'm aware there is tax implications

    @Paul@PFI - Does this come under the exclusion for investment properties?

    I haven’t read up on the grant, but if it is your PPOR, and you are putting a family member in, I’d say that is improving the liveability of the property.

    From the Treasury announcement & FAQs
    "The renovation works must be to improve the accessibility, safety and liveability of the dwelling. It cannot
    be for additions to the property such as swimming pools, tennis courts, outdoor spas and saunas, sheds or
    garages (unconnected to the property)."

    An additional dwelling may be pushing it (unless it's an attached GF possibly).

    Before you do anything, I'd be looking for clarification on what you can/can't do. As I said, a GF for investment purposes doesn't add to livability, in fact, it could detract from it, BUT a GF added to a PPOR to house family may very well add to livability.

    Must be attached.

    So you're not adding a granny flat, you're extending your existing main residence to improve the livability. You may decide to include an internal firewall for extra safety.

    In Vic, a house wouldn’t usually be allowed to have two kitchens.
