Is the plan you posted approved by council?

If so, and they have approved "Bed 2", there has to be another one somewhere.

When you find it, put a door on it.

Are you breaching copyright reusing the plans for the property? Probably not as it is not for a purpose which cannot be unreasonably anticipated (if you used the design elsewhere, it would be a breach). Are you infringing the designer's moral rights, possibly.

@RoadRunner Are you able to legally let the gf separately from the house under the Qld regulations? @RPI. It may not matter how many doors you have on your bedroom.

In NSW I can legally rent out granny flat. Not sure about QLD. It has private backyard and all utilities gas/electricity/water/internet are separate. I am getting $340 pw in current market in sudney SW.

I called insurance company today and asked them if they can provide me a no objection letter for a door without council approval. After arguing with them for 40 minutes on phone they gave me consent in email.

Also, I called private certifier again today and asked them if I really need to lodge a DA for an internal door. His reply was “Look we can’t say no but we are not going to come back and check if you know what I mean”.

In conclusion, I have decided to proceed with the door installation. I just have to remember that for future renting or selling I can’t advertise it as 2 bedroom flat. Also i will disclose that the door is an addition on top of council approved plan and that’s it.

Just make sure you never advertise it as a 2 bedroom.
