can i call plumber to fix leak if owner is taking too long to send plumber

    can i call plumber to fix leak if owner is taking too long to send plumber

    i have a function at my home tonight and need to cook plus 3 young kids and my water is off till plumber comes and owner or pm is taking too long to send plumber

    can i organise it or must i wait all day.

    Depends on when the owner was advised - if you advised on Wednesday it's now Friday but if you called this morning and you've been told this afternoon it's a different matter.

    What is the scale? Dripping tap or running tap?

    Too long can depend on the issue.

    Who cut the water supply,you or the pm or Plumber?..

    If it's leaking outside the property just turn the supply back on.if it's inside the house safety--damage wise it would be a different mater as people usually in business apologize so they can do it again and again..not advice in any way..

    its for a relative and i beleive its outside house and she waited all day yesterday for a plumber so probably from wednesday
    she turned it off but she said shes going to put it on now and prepare for her function and hold them accountable for the excess bill so its the excess bill thats the concern not damage
    i dont know if its the same leak or similar that she had a few months ago.

    we hve a very large family and she gave a warning that noone should ever deal with this particular real estate firm as the are the dodgiest ever.. she herself rents our her own other home and has a much better and prompt pm

    she says a plumber finally came and couldnt find the leak so a bigger company is needed.

    i recently had a leak outside and one company said it wouldt ake 2 hours to even find it and more to repair it, then another company came out and fixed it fast and cheapest

    In most tenancy agreements you may find that tenants are precluded from arranging maintenance. The owner and agency would have the legal right to refuse to pay for any invoices for any maintenance they did not arrange.

    I think they are telling porkies,if they have pressure tested the system and their is no drop in pressure then there will be no leaks,a bigger company would do nothing as it's sometimes failure of second order thinking,and people wonder why Plumbers retire early in life ..

    Pretty black and white in the legislation where it says that tenant can arrange and invoice agent / LL if they failed to arrange.

    Unless it is for a defined essential service that the landlord fails to fix in a defined time.
    Leglislation may vary between states.

    i dont understand what willair was saying about the plumber who came out but couldnt see where to fix the leak. and said a bigger company is needed. does willair feel that plumber was lying that something wasnt right is that what willair was saying
